02 Property information
We work hard to make our property particulars accurate and not misleading, in line with consumer protection law. However:
- Particulars are provided for guidance only. They do not form part of any offer or contract, and should not be relied on as statements of fact.
- Measurements, floor areas and floorplans are approximate. Photographs may show only part of a property and may include items that are not included in the sale.
- We have not tested services, systems or appliances, and have not checked the legal title, planning permission or building regulations approval. Your solicitor and surveyor should confirm these.
- Prices shown as "guide price", "offers over" or similar are an indication of the seller's expectations. They are not valuations or guarantees of the sale price.
- New developments are often marketed before completion. Specifications, layouts, prices, availability and completion dates are provided by the developer and may change.
- A property may be sold, withdrawn or have an offer accepted before the website is updated.
Nothing on this website is an offer capable of acceptance. In England and Wales, no contract exists for the sale or purchase of a property until contracts have been exchanged by the parties' solicitors.
03 Our services and fees
Valuations requested through the website are free and without obligation. If you instruct us to sell your property or market a development, our services and fees will be set out in a separate written agreement (our terms of business), which we will give you before you are committed to anything, as required by the Estate Agents Act 1979. That agreement will take precedence over these terms.
04 Using the website
You agree not to:
- use the website for anything unlawful, fraudulent or harmful
- submit false, misleading or spam enquiries, or impersonate anyone
- copy, scrape or harvest listings, images or data from the website by automated means
- try to gain unauthorised access to the website, its admin area or the systems behind it
- introduce viruses or other harmful material, or interfere with the website's operation
We may update, suspend or withdraw the website, or any part of it, at any time. We don't guarantee it will always be available or free from errors.

07 Our liability
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot be excluded or limited by law.
Subject to that, the website is provided free of charge for general information. We are not liable for any loss arising from your use of, or reliance on, the website, including decisions made on the basis of property particulars without independent checks. 10 Changes and governing law

These terms are governed by the law of England and Wales. The courts of England and Wales have jurisdiction, but if you live in Scotland or Northern Ireland you may also bring proceedings there.
